Design & Planning Executive – Fixed Term Contract
**Role Summary**
Produce high‑quality development designs and support the submission of planning applications for a housebuilding company. Manage external consultants, ensure design compliance with planning and building regulations, liaise with statutory bodies and internal stakeholders, and facilitate community engagement to secure approval.
**Expectations**
- Deliver commercially viable, TfW‑standard designs that meet business unit requirements.
- Manage all stages of the planning application process, from concept to approval.
- Coordinate with engineering, sales, and planning teams to integrate design, technical, and commercial aspects.
- Ensure all documentation meets quality standards and deadlines.
- Handle statutory negotiations, Section 106 agreements, and community consultation.
**Key Responsibilities**
- Produce and coordinate design deliverables using TfW standard products, details, and CAD workflows.
- Oversee external consultants: brief, review, integrate, and schedule deliverables within budget and time‑frames.
- Attend concept, tender, pre‑start, and specification meetings; record and distribute action items.
- Liaise with local planning authorities, Highways, building control, and other statutory bodies to secure approvals and negotiate conditions.
- Support sales with accurate presentation drawings.
- Coordinate design input with engineering to meet adoptability and approval standards.
- Provide expertise on changes to planning, building control, and NHBC regulations.
- Manage community engagement: consultations, enquiries, and responses to public feedback.
- Oversee Section 106 agreements: identify commercial impact and negotiate contributions.
- Clear all planning conditions prior to approval.
- Source and appraise new development sites, contributing to the house‑type design forum.
**Required Skills**
- Strong design production and architectural concept development.
- Proficiency in AutoCAD and familiarity with project management tools.
- In‑depth knowledge of UK planning law and building control processes.
- Experience in negotiating with statutory authorities and managing Section 106 agreements.
- Excellent stakeholder communication, coordination, and documentation skills.
- Ability to work under tight deadlines and across multidisciplinary teams.
- Knowledge of sustainability and NHBC quality standards is an advantage.
**Required Education & Certifications**
- Degree in architecture, civil engineering, housing design, or a related discipline.
- Demonstrated experience in the housebuilding sector handling multiple planning applications.
- Relevant professional certification (e.g., RIBA, Royal Institute of British Architects, or similar) preferred but not mandatory.
