**Job Title:** Director of Sales – Luxury Branded Residences
**Role Summary:**
Leads and executes the sales strategy for a high‑end branded residential project, overseeing a high‑performing sales team to achieve or surpass revenue targets. Acts as the primary brand ambassador, cultivates relationships with high‑net‑worth buyers and realtor partners, and collaborates with marketing and executive leadership to drive sales growth.
**Expectations:**
- Deliver sales results that meet or exceed the project’s revenue goals.
- Build, mentor, and retain a top‑tier sales team.
- Maintain superior client experience throughout the sales process.
- Ensure compliance with brand standards, CRM usage, and licensing requirements.
- Operate flexibly, including weekends, holidays, and after‑hours events as needed.
**Key Responsibilities:**
- Define and implement the sales plan for the luxury residence portfolio.
- Recruit, hire, train, and manage sales staff and front‑desk personnel.
- Develop and enforce CRM‑driven sales processes (preferably HubSpot).
- Manage day‑to‑day sales center operations, ensuring brand‑consistent service.
- Foster relationships with realtors, brokers, and high‑net‑worth prospects; lead realtor liaison program.
- Collaborate with Marketing on campaigns, branding, and event execution.
- Monitor market competition, pricing, incentives, and adjust strategies accordingly.
- Oversee client journey from prospecting through construction, closing, and post‑sale support.
- Coordinate with HOA boards and internal departments (construction, marketing) on options, pricing, and selections.
- Organize and host sales events, grand openings, and networking functions.
**Required Skills:**
- 10+ years luxury real estate sales experience; ≥5 years in sales leadership.
- Proven track record selling branded residential properties (e.g., Ritz‑Carlton, Four Seasons).
- Strong negotiation, presentation, and closing abilities.
- Deep understanding of ultra‑luxury buyer profiles and motivations.
- Expertise in CRM systems and data‑driven sales management (HubSpot preferred).
- Excellent interpersonal, mentorship, and team‑building skills.
- Ability to analyze market trends, pricing, and incentive structures.
- High level of professionalism representing a global luxury brand.
**Required Education & Certifications:**
- Minimum: High School Diploma (or equivalent).
- Florida Real Estate License (active).
- Additional relevant certifications or degrees (e.g., BBA, MBA) are advantageous but not mandatory.
