**Job Title:** Building Project Manager (Project Manager IV – Commercial Equipment)
**Role Summary:**
Lead end‑to‑end delivery of commercial equipment projects, overseeing design, procurement, fabrication, delivery, installation, startup, and warranty support. Ensure projects are completed on schedule, within budget, and defect‑free while maintaining accurate cost and revenue recognition and strong customer relations.
**Expectations:**
- Achieve on‑time, on‑budget project completion with zero defects.
- Maintain rigorous safety, environmental, and regulatory compliance.
- Provide precise cost, billing, and revenue forecasts (ASC 606 or %‑of‑completion).
- Deliver high‑quality technical proposals and support pre‑sale activities.
- Effectively coordinate internal teams and third‑party vendors.
**Key Responsibilities:**
- Review purchase orders, contracts, and specifications; resolve scope, cost, or schedule issues.
- Develop project objectives, budgets, schedules, and resource plans; issue Project Initiation Documents.
- Direct engineering drawing and specification preparation; manage submittals to customers and fabricators.
- Coordinate cross‑functional teams (engineering, purchasing, QA, field service, production, logistics).
- Issue purchase requisitions, process goods receipt, and ensure proper cost/revenue accounting in SAP Project Systems.
- Track project costs, generate status, cost, and financial projection reports.
- Issue customer documentation (submittals, O&M manuals) and invoicing instructions.
- Conduct project close‑out, secure acceptance documentation, and resolve warranty issues.
- Travel to sites as needed to address technical problems and liaise with customers/engineers.
- Support sales by preparing fast‑turnaround estimates, proposals, and reviewing contract terms.
**Required Skills:**
- Strong project management (schedule, budget, risk) for capital equipment projects.
- Proficiency with SAP Project Systems or comparable ERP for cost tracking and revenue recognition.
- Technical sales acumen; ability to develop cost estimates and proposals.
- Excellent communication and stakeholder management (internal teams, customers, vendors).
- Knowledge of environmental, safety, and government compliance standards.
- Analytical skills for financial forecasting and asset valuation.
- Ability to lead process‑improvement initiatives.
- Proficient in MS Project/Excel or similar scheduling and reporting tools.
**Required Education & Certifications:**
- Bachelor’s degree in Mechanical/Electrical/Industrial Engineering, Construction Management, or related field.
- Project Management Professional (PMP) certification or equivalent preferred.
- Familiarity with ASC 606 revenue recognition standards desirable.
