**Job Title** General Manager – Student Housing Community **Role Summary** Lead all aspects of a student housing community, driving occupancy and revenue goals while delivering an exceptional resident experience. Direct leasing, marketing, brand development, operations, and staff performance to achieve strategic targets and maintain high service standards. **Expectations** - Achieve and exceed occupancy and revenue benchmarks. - Cultivate a high‑performance leasing and operations team. - Build and strengthen brand presence within the student market. - Ensure compliance with fair housing regulations and operational best practices. **Key Responsibilities** 1. **Leasing Success** - Own occupancy and revenue targets using data‑driven strategies. - Conduct tours, follow‑up with prospects, and guide them through the leasing process. - Coach leasing staff on sales techniques, compliance, and customer service. - Maintain accurate lead and application tracking systems. 2. **Brand & Marketing** - Design and execute marketing and leasing campaigns tailored to student audiences. - Develop annual marketing plans, budgets, and adjust tactics based on performance. - Represent the community at events, building partnerships with student organizations and local businesses. - Enhance brand awareness via outreach, social media, and community engagement. 3. **Operations & Administration** - Ensure accurate file management, system audits, and operating budgets. - Deliver timely reporting and analytical insights to senior leadership. 4. **Team Leadership** - Recruit, train, evaluate, and retain on‑site staff. - Conduct performance reviews, resolve issues, and foster a collaborative culture. - Support career development and empower the team to surpass goals. **Required Skills** - Proven leadership in leasing and property operations. - Strong sales acumen with ability to convert prospects into residents. - Excellent verbal and written communication. - Relationship‑building with students, parents, and local partners. - Creative marketing instincts backed by data analysis. - Fair housing compliance knowledge. - Proficiency in property management software (e.g., Entrata) and general office platforms. - Tech‑savvy, adaptable to new tools and systems. **Required Education & Certifications** - Bachelor’s degree (or equivalent experience in student housing). - Minimum 3 years of leasing process management for a large property. - Prior General Manager experience in student housing highly preferred. - Familiarity with property management software and fair housing regulations.
