Job Description
**Job Title** Design Manager – Long Term Contract **Role Summary** Lead the design programme for a high‑value residential development, acting as the technical focal point for all design matters. Oversee external consultants, drive innovative, cost‑effective solutions, and ensure design delivery aligns with the commercial budget and construction schedule. **Expectations** - Deliver design outcomes on time and within budget. - Maintain high quality and regulatory compliance throughout the project lifecycle. - Build and sustain effective relationships with external consultants, internal teams, and commercial stakeholders. - Provide decisive, professional problem‑solving and conflict resolution. **Key Responsibilities** - Provide expert technical advice on design and construction issues. - Manage performance of external consultants, ensuring agreed deliverables and standards. - Drive innovation and cost‑effective solutions across the design process. - Resolve build‑phase design issues promptly to keep construction on schedule. - Lead design review meetings, track progress, report performance, and control design changes. - Coordinate the flow of technical information between site, design team, and stakeholders. - Liaise with the commercial department to align orders, budgets, and cost controls. **Required Skills** - In‑depth technical knowledge of residential and mixed‑use design. - Strong project management and leadership capabilities. - Excellent stakeholder communication and relationship management. - Problem‑solving, analytical thinking, and calm decision‑making under pressure. - Proficiency in design software (AutoCAD, Revit, etc.) and BIM workflows. - Understanding of building regulations, sustainability standards, and cost control processes. **Required Education & Certifications** - Bachelor’s or Master’s degree in Architecture, Civil Engineering, Building Services Engineering, or a related discipline. - Relevant professional qualification (e.g., RIBA, ICE, BSc/BEng, or equivalent). - Minimum of 5 years’ experience in a Design Manager or Technical Manager role within residential development, housebuilding, or a main contractor setting.
