Job Title: Senior Quantity Surveyor
Role Summary
Commercial lead responsible for full lifecycle cost management of construction projects. Delivers accurate valuations, tender analysis, procurement strategy, and contract administration while ensuring projects meet target margins, compliant with statutory requirements, and maintain strong stakeholder relationships.
Expactations

* Uphold rigorous commercial and procedural standards throughout pre‑contract, delivery, and close‑out phases.
* Provide definitive cost information to client, management and subcontractors.
* Drive continuous improvement in process, risk management and customer experience.
Key Responsibilities
1. **Pre‑Contract** – prepare tenders, review quantities, scope, programme; analyse minimum three subcontract quotes; draft client offer; coordinate settlement gateways; advise on pricing and partnering framework.
2. **Procurement** – develop project procurement strategy; chair subcontract interview meetings; prepare enquiry and tender lists; negotiate contract packages; ensure subcontract orders precede site commencement.
3. **Project Delivery** – partner with Operations Manager and team; issue notices and records; advise on contractual, valuation and measurement matters; support stakeholders on issues and correspondence.
4. **Main Contract** – produce monthly client reports, forecasts, variations, and open‑book audits; prepare and agree valuations; submit alternative proposals; manage site overhead control; handle contractual claims.
5. **Subcontract** – negotiate interim and final accounts; process payments per Construction Act/other legislation; document variations; coordinate claim correspondence; translate claim responses.
6. **Financial Management** – own full P&L accountability; proficiently use company cost system; manage CVR process; forecast cash, costs and margins; propose value‑for‑money solutions.

Required Education & Certifications
* Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering or related field.
* Professional qualification preferred: RICS (CI, CDTO), FdICS, CND, or equivalent.
* Knowledge of the Construction Act, UK/International commercial legislation, and CPI methodologies.
* Minimum 5 years of progressive experience in a senior quantity surveying role on large commercial projects.
