**Job Title**
Site Manager – Internal Fit‑Out (Residential Development)
**Role Summary**
Lead day‑to‑day site operations for large‑scale multi‑phase residential development, focusing on internal fit‑out delivery. Ensure on‑time, on‑budget execution while maintaining high quality and adherence to design standards.
**Expectations**
- Execute 360‑degree site management with strong internal fit‑out focus.
- Proactively resolve issues, drive continuous improvement, and uphold safety and quality standards.
- Communicate effectively with contractors, subcontractors, architects, and client representatives.
**Key Responsibilities**
1. Oversee internal fit‑out construction activities, including doors, windows, timberwork, flooring, and finishes.
2. Plan, schedule, and monitor daily work progress, resource allocation and material supply.
3. Conduct regular site inspections, quality checks, and commissioning of internal elements.
4. Liaise with design and specialist teams to resolve discrepancies and approve rework.
5. Manage on‑site safety program, ensuring compliance with health & safety regulations.
6. Prepare daily reports, submittals, change orders and progress documentation for client and project management.
7. Facilitate effective coordination among design, supply, and construction teams to avoid delays.
8. Deliver presentations on progress, budget, and risk mitigation to stakeholders.
**Required Skills**
- Proven site management experience on large residential schemes.
- Strong internal fit‑out knowledge (fit‑out, carpentry, joinery, floor, ceiling and interior finishes).
- Excellent communication and coordination skills.
- Problem‑solving mindset with focus on quality and safety.
- Detail‑orientated, proactive, and self‑motivated leadership style.
- Proficient in construction management software (e.g., Procore, Viewpoint, Microsoft Project) and Microsoft Office suite.
**Required Education & Certifications**
- Minimum 2–3 years post‑secondary education in Building, Construction Management or related field.
- Valid A Cert or equivalent in Construction Site Management (or similar).
- Relevant industry certifications (e.g., CDM, Safety, ISO 9001, or equivalent) preferred.
