The Role

This is a key role within the sales function. The New Business Manager will be pivotal in driving new business growth, with a primary focus on achieving and exceeding new business targets and maximising revenue through premium pricing strategies.

Working in collaboration with the Head of Portfolio Sales, you will devise and execute targeted sales strategies, manage the sales journey from initial viewing to deal completion, and ensure seamless handover to building operations teams. Building and nurturing broker relationships, maintaining competitor awareness, and ensuring comprehensive market oversight will be key to your success in this role

Key Responsibilities

Drive new business sales across FORA's collection to meet and exceed SQft and revenue targets
Collaborate with the Head of Portfolio Sales to develop and implement innovative sales strategies that maximise occupancy and rate performance.
Manage the end-to-end client journey — from strategic market rate planning, to viewing through to negotiation, deal closure, and operational handover.
Work in close partnership with Central Sales team to drive lead flow through collaboration and BD.
Develop and strengthen relationships with key broker partners to maximise incoming opportunities and maintain a robust pipeline.
Maintain in-depth knowledge of market trends, competitor activity, and pricing strategies to inform sales tactics and drive competitive advantage.
Provide accurate reporting on sales performance, pipeline activity, and market conditions to senior leadership.
Work closely with building teams to strategise most effective office set ups to ensure offices are marketed in the best possible way with an overriding objective of minimizing void.
Collaborate cross-functionally with Marketing, Operations, and Building Teams to ensure seamless customer experiences and operational excellence.
Represent FORA at networking events, industry functions, and broker engagements to enhance brand awareness and foster market relationships

Requirements

2+ years of Sales experience, preferably within real estate sector
Strong Sales negotiation and contract management skills.
Ability to work well in teams and across multiple stakeholder groups.
Excellent communication, negotiation and relationship building skills.
Strategic thinker with a strong ability to objection handle.
Ability to thrive and execute in a fast-paced dynamic environment and manage multiple priorities effectively.
Strong understanding of CRM software (salesforce preferred) and other relevant tools.
Understanding of broker/agent supplier relationships
Proven sales track record, demonstrating adhering to KPIs
